Dry Ridges and Wet Lows in Land O' Lakes

Hydroseeding in Land O' Lakes deals with two very different kinds of ground. The Conner Preserve on State Road 52 shows the range: steep sandhill ridges, marshes, cypress sloughs and pine flatwoods, all within its 2,980 acres. Home lots here follow the same pattern. A ridge-top yard may be loose, droughty sand, while a lot by a lake or slough stays damp much of the summer.

Sandy ridges

Deep sand drains fast, which means new seed dries out fast. On ridge lots we lean on a thicker hydromulch to hold moisture, set up irrigation before spraying, and add topsoil on bare sand where nothing has grown before. Slopes on sandhill ground erode easily once the cover is gone, so those get a bonding mulch.

Karst plain

Geologists map the area west of the Brooksville Ridge as the Land O'Lakes Karst Plain, a landscape of limestone under sandy soil with many lakes and low spots. Lake-front lots slope toward the water, and we keep silt fence at the bottom during any grading.

Preserves and wellfields

Cypress Creek Preserve covers about 7,400 acres in Land O' Lakes and was bought to provide flood protection and public water supply. Cypress Creek, a tributary of the Hillsborough River, runs through it, and the Cypress Creek Well Field sits at its west gate. Sediment control near creeks and preserves protects water that ends up in the regional supply.

Steady growth

The population grew from about 32,000 in 2010 to nearly 36,000 in 2020. Builders working there need pond banks, swales and lot backs covered quickly.

Land O' Lakes Questions

Why won't grass grow on my sandy ridge lot?

Deep sand dries out quickly and holds few nutrients. A heavier mulch, steady irrigation and sometimes a topsoil layer make the difference.

Do lake lots need silt fence during grading?

It is the simplest way to keep sand out of the lake. We leave it in until the grass covers the slope.

Can you seed near a preserve boundary?

Yes. We keep slurry on your property and use barriers on bare ground that drains toward the preserve.

Are slopes here hard to stabilize?

Sandhill slopes can be. A bonded fiber matrix or blanket holds better than light mulch on steeper faces.
