Bringing Back a Thin Lawn

Lawn patching and overseeding in Tampa covers the yards that are not bare but are not right either: bahia lawns full of sand patches, centipede that thinned out after a dry spring, areas torn up by a utility trench or a pool build, and lawns that are more weeds than grass. Lawn repair here starts with figuring out why the grass failed, because seed on top of the same problem fails again.

First, what grass do you have?

This decides everything. Bahiagrass and centipedegrass grow from seed, so thin areas can be overseeded or hydroseeded to match. St. Augustinegrass cannot be seeded at all; UF/IFAS says it has to go in as sod, plugs or sprigs, and for large bare areas recommends sprigs, plugs on about 12-inch spacing, or sod. If your lawn is St. Augustine, we will not sell you seed for it. We can still prep and grade the soil so plugs or sod root well.

Why Tampa lawns thin out

  • Drought: bahia goes dormant and brown in long dry spells, and late March through May is often dry and hot before the rains start
  • Shade: centipede needs more sun than St. Augustine
  • Compaction: foot and vehicle traffic packs sandy soil, and roots stop going down
  • Nematodes and insects: UF/IFAS lists mole crickets as the most serious insect threat to bahia, and nematodes as a problem for centipede in sandy soils
  • Fertilizer mistakes: too much nitrogen weakens centipede, and UF warns that some weed-and-feed products damage bahia

Overseeding a thin lawn

For a lawn that is thin but still mostly grass, we mow low, loosen or core the soil so seed can reach it, and spread or spray seed of the same type. Seed must touch soil to grow; seed sitting on thatch or grass blades mostly feeds birds. Hydroseeding the thin areas helps, because the mulch holds seed against the soil and keeps it damp.

Full renovation

When a lawn is mostly weeds or bare sand, patching does not pay. Renovation means killing out the weeds, loosening and amending the soil, regrading low spots, and reseeding the whole area. UF/IFAS notes that perennial weeds like bermudagrass and torpedograss should be controlled during site prep, sometimes with several herbicide applications, before planting. That takes time, but it is cheaper than seeding twice.

Timing

UF/IFAS says bahiagrass can be established any time of year in much of Florida, with slower growth in the cooler months, and puts centipede seeding at April through July. For repairs, late spring is ideal: the soil is warm, and the rainy season is close. Summer repairs work if they are protected from washouts. Fall repairs on bahia need irrigation, since November is usually Tampa's driest month.

Weeds versus thin grass

In many thin Tampa lawns, the space the grass gave up has already been taken by crabgrass, sedges or broadleaf weeds. Seeding over them rarely works, because the weeds are better established than the seedlings will be. UF/IFAS suggests preemergence weed control around February 15 in central Florida, before warm-season weeds germinate, but that same product will also stop grass seed from sprouting. If a lawn was treated with a preemergence herbicide this season, we time seeding around it. Spot-treating established weeds a few weeks before seeding gives new grass room to fill in.

After the repair

Keep the seeded spots damp until the new grass is up, mow high, and keep traffic off them for several weeks. UF/IFAS advises waiting 30 to 60 days after planting before fertilizing, so nutrients are not lost before roots can use them. Watch for the original cause, whether shade, compaction or insects, so the patch does not come back.

Mowing a repaired lawn

UF/IFAS recommends mowing bahiagrass at 3 to 4 inches and centipedegrass at 1.5 to 2.5 inches, and never removing more than a third of the blade at once. Keep the mower blade sharp: bahia leaves and seed stalks are tough and tear when the blade is dull, which leaves ragged tips and invites disease. Leave clippings on the lawn; UF says they do not cause thatch and they return nutrients to the soil.

When patching is not worth it

If the same spot fails every year, something under it is wrong: a buried slab, a high water table, a shade tree that has grown in, or a path everyone walks. In those cases we will suggest a path, a bed or a different plant instead of reseeding again. Grass needs sun, a few inches of loose soil and water at the right time; where one of those is missing, no amount of seed fixes it. We would rather tell you that on the first visit than come back to patch the same spot each spring. For damage from a one-time event, such as a utility trench, a dumpster pad or a pool build, a single good repair usually holds.

Lawn Patching & Overseeding Questions

Can I overseed my St. Augustine lawn?

No. St. Augustinegrass is not grown from seed; UF/IFAS lists sod, plugs and sprigs as the only ways to establish it. Bare spots are fixed with plugs or sod.

Why does my bahia lawn turn brown in spring?

Bahia goes dormant in long dry spells, and late spring before the rains is often the driest, hottest stretch. It usually greens up again with rain or irrigation. If it does not, look for mole cricket damage.

What does lawn overseeding cost?

Published ranges run about $0.07 to $0.25 per square foot (Lawn Love, Fixr). Soil prep and weed control add to that. Once we have looked at your turf, you get the price on paper.

Should I patch or redo the whole lawn?

If most of the yard is still healthy grass, patch and overseed. If it is mostly weeds or sand, a full renovation costs less in the long run than repeated patches.
